Annual Meeting.  The third annual, all-member meeting of the Hadleigh Woods Adult Community Condominium Association will be held on Thursday, November 8, 2007 at 7:00 PM at the Windham Middle School (located up the hill behind The Golden Brook School). In addition to annual reports and the 2008 Budget, there will be an election of two full term (2 year) directorships to fill the expiring terms of Mary Ann and Lennie K. Every member and resident is urged to attend. For those members who will be away, arrangements can be made with Gratia, the Secretary-Treasurer for a Proxy form.

From the Board of Directors

Outside Pole Lamp Post Bulbs.  Some of you may have bulbs that no longer illuminate in these lamps and you may be attempting to replace them yourselves. Please, donít do it but report the situation to the Board of Directors. The Board will arrange to replace the lamps and clean the globes, as needed. 

Nominating Committee. The Board is still open to anyone who wishes to run for one of the two openings on the Board of Directors. Please Contact Betty, Cathy T. or Jim C. if you are interested.

Defective Weather Stripping on the Large, Double Hung Windows.  Some of you have noticed that the vinyl/foam weather strip found on the bottom of the lower sashes has deteriorated (cracked open or even partially fallen off). Although the manufacturer of these windows only warranties them for one year, the local dealer who supplied them to the builder will provide replacement stripping material for another three years. To inspect yours, run your fingers along the very bottom of the sash and you can feel the strip and determine its condition. If you identify any that need repair, notify one of the Directors with the number of windows to be repaired and the Board will arrange to get the new stripping to you. You are responsible for removing the old strip, cutting and sliding the new piece in place.

New Association Blanket Insurance Policy: Effective August 14, 2007 the Board accepted a new and improved, all-inclusive Blanket Insurance package for the Association from Nationwide Insurance. Beyond increased liability, full building structure and earthquake coverage, there are aspects of the new plan that may have a positive impact on your own condo insurance. Since the impact is dependent upon what you might have done to customize your unit after initial occupancy, we urge you to review the recent letter and new Declarations page the Board sent to you and then contact your own insurer or Jamie Santo at 890-6439, the local Nationwide agent.

Fall Loam and Reseeding Program: The Board has received another load of loam and volunteers have spread it on damaged areas of the common lawn. Also, the areas have been hydro-seeded so by next spring things should start looking real good again.

Fall Lawn Care. As you probably have noticed, the lawns have been basically put to bed for the duration. Other than further leaf removal, heavy mowing has stopped, the sprinkler system has been shut down and blown out, the lawns have been treated with both fall fertilizer and limestone and now all we have to do is await for next spring! 

From the Landscape Committee:

It is the Owner-resident responsibility to keep any discretionary flower gardens weeded and orderly at all times. Unfortunately, this has not been the case with several gardens. If this situation continues next year some may find that the Board will remove your privilege to have these gardens.  Also, no owner-resident should remove, replace or otherwise alter shrubs (or bushes) planted in the front of each unit. If the shrubs are dead or nearly so bring the issue to the Board. There is a plan to continue replacing bad shrubs on an orderly, worst case first basis.

Hadleigh Woods Calendar:

Anyone Interested in Playing Poker? A group is looking forward to putting together a regular, friendly, no-stakes poker game of one or several tables. If there are any other like-minded residents please give Dick M. 890-0323, Joe C. 898-3379 or Joe D. 893-1974 a call.

Breakfast Every Friday at 8:30 AM:  An informal breakfast, open to all residents, is normally held every Friday at 8:30 AM at the Alley Kat Grill (Park Place Lanes).

Bowling Every *Wednesday at 3:00 PM: The ďOpen-To-All, Two StringĒ bowling party is normally held every Wednesday (*now Tuesday for the next 8 weeks) at 3:00 PM at Park Place Lanes.  Afterward, around 5 PM, everyone is welcome to join in for dinner at J. Michaelís Sports Pub on Rockingham Road.   

Walking the Rail Trail Every Sunday at 9:01 AM:  Everyone is invited to be a walker on the paved Rail Trail between Roulston Rd. and Windham Depot Rd. Different distances for different folks can be readily accommodated. After the walk, around 10 AM, all walkers and others are free to stop for coffee and breakfast at the Kitchen at Windham Jct. It was nice to go away with browned-out lawns and return a week or so later to the deep greens we all prefer. Rumor has it that we will have a beautiful fall with warm days, cool nights and even a frost or two thrown in for good measure. Enjoy the variety!
